Step 2
Once you have chosen an apartment, agreed the rent and proposed start date and length of the tenancy, we will ask you to complete an initial online application form. You are required to advise us who will be living the apartment, including any pets at this stage.
Step 3
To reserve an apartment, we require you to sign an offer letter, which explains the lettings process, and pay a reservation fee of £100.00 which will be credited to your first month’s rent. This is paid via a secure payment link with a debit or credit card.
Step 4
Once we have received the reservation fee you will be sent a link from LetRef asking you to complete their reference form. If you cancel your application after you have been put on referencing or are unable to provide satisfactory references, we will retain the reservation fee.
If you are a student, or your references are not satisfactory, you will be required to have a guarantor who is a UK homeowner that earns 3x the annual cost of the apartment or pay rent in six-month instalments. Tenants jointly need to have an income of 2.5x the annual cost of the apartment. A guarantor needs to have an income of 3x the annual cost of the apartment own a property in the UK.
Step 5
We offer a Zero Deposit Scheme operated by Flatfair or alternatively MyDeposit custodial scheme, which will require a payment equivalent to one month’s rent.
Flatfair offer a scheme which allows you to move in without paying a deposit. They will ask you to pay an arrangement fee of £24 to enter into an agreement with them instead of paying a deposit equivalent to a month’s rent. If you choose to pay a deposit rather than signing up to the Flatfair scheme, this will be registered with My Deposit. For further information on Flatfair please see their website www.flatfair.co.uk The website suggests that that a joining fee would be based on the rental amount, however you will benefit from the discounted price of £24.00 because you will join by invitation of Cording Residential.
Step 6
If you move in on or after the 16th of the Month, your first rental payment will be the number of days until the end of the current month plus the next month. Rent is then due on the 1st of every Month there after payable by Direct Debit from a UK bank account.
Step 7
On completion and receipt of satisfactory references, we will forward a tenancy agreement to you to sign digitally. Please be advised that the terms agreed are subject to contract and references. Your keys will be released to you at your move in appointment. Keys will be released when we have checked your Right to Rent details in person and your move in monies have been received in full in cleared funds.
